In a bold move that bridges New York’s artistic legacy with the UAE’s dynamic real estate market, Clédor, a leading real estate development management firm, has signed a landmark agreement with Arthouse Hotel NYC to bring the brand’s first-ever international branded residences to the iconic Al Marjan Island in Ras Al Khaimah.

Valued at AED 400 million, Al Marjan Arthouse marks the debut of Arthouse Hotel’s residential brand outside the United States and cements Clédor’s growing influence in the luxury development landscape. The project is being developed in strategic partnership with Prospect and is part of Clédor’s robust pipeline of projects exceeding AED 2.1 billion.

The signing ceremony took place at the upscale Amelia Lounge in Downtown Dubai, attended by Omar Gull, Founder & Chairman of Clédor; Karim El Aqabi of Arthouse NYC; Arch. Abdulla Al Abdouli, CEO of Marjan; and Islam El Dafrawy, Co-founder of Prospect.

“Today’s signing marks the beginning of a powerful collaboration rooted in excellence, heritage, and innovation,” said Omar Gull. “With Arthouse, we’re introducing a new style of luxury—one that weaves culture, creativity, and hospitality into the fabric of the UAE’s most visionary destinations. This partnership will elevate Al Marjan Island as a global address for culturally inspired living.”

Positioned at the intersection of art and high-end living, Al Marjan Arthouse will reflect the elevated design and lifestyle standards synonymous with Arthouse’s flagship property on New York’s Upper West Side. The project aims to deliver exceptional returns for investors—boasting projected ROIs of over 150% and average unit prices exceeding AED 14 million.

“We are honoured to partner with Clédor for Arthouse’s first foray outside the United States,” said Karim El Aqabi, spokesperson for Arthouse. “The UAE is an ideal destination for our expansion, with its visionary leadership, dynamic economy, and deep appreciation for design and innovation. Al Marjan Island’s incredible growth makes it a natural canvas for our next chapter.”
“It is with great pleasure that we welcome Arthouse Residences to Al Marjan Island,” said Arch. Abdulla Al Abdouli, CEO of Marjan. “This development is a testament to our commitment to curating world-class destinations infused with culture, luxury, and architectural brilliance.”
“This collaboration reflects our shared belief in creating exceptional spaces with global appeal and lasting value,” added Islam El Dafrawy, Co-founder of Prospect. “By bringing Arthouse to the UAE, we are redefining what culturally inspired real estate can look like in this region.”

The partnership signifies more than just a property development—it marks the beginning of a new benchmark in branded living that fuses global creativity with regional ambition. With additional projects planned in Meydan, Dubai, this initiative promises to be the first of many for Arthouse’s presence in the Middle East.
